Terms and Conditions
Please read the terms and conditions for booking our home carefully and confirm your acceptance by completing and signing the rental agreement which will be sent to you when confirming your booking.
Bookings : A booking must be confirmed by an adult member of the party intending to occupy our home, who must be over 21 years old and authorized to agree these terms and conditions on behalf of all members of the party included on the booking application Payment:
Payment: All prices include sales taxes (Currently 13%. This is made up of federal state tax and county tax). A non-refundable booking deposit of 20% of the due balance is required with your completed booking form within 5 working days of your booking confirmation.The booking will be acknowledged and confirmed to you by email within 2 days of receipt of your deposit. The deposit will be non-refundable but will be deducted from the full amount due. The balance of your payment will be due 2 months prior to your arrival. Payment can be made via Paypal, Bank Wire or Check, Credit Card payments in equivalent GBP (Sterling) amount only at prevailing rate.
Security Deposit: A security deposit of $400 or £300 is required 14 days prior to arrival or can be settled via Paypal, Credit card with a full refund payable within 7 days of departure.
Cancellation: In the event of cancellation the following charges will apply: 6 to 8 weeks prior 50% of the rental will be retained. 4 to 6 weeks prior 75% of the rental will be retained. Less than 4 weeks prior 100% of the rental will be retained. All cancellations must be confirmed in writing. In the unlikely event that circumstances beyond the owners control results in the cancellation of the booking the owner or their representative reserves the right to cancel the booking and be liable only to refund any monies already paid by the client.
Force Majeure: The owners of the property, their servants or representatives, accept no liability to pay compensation. In respect of any loss, damage or changes arising from unforeseeable circumstances beyond their control, (but not limited to) war, riots, civil strife, strikes, floods, and closure of airports, adverse weather conditions or other events beyond our control. Security Deposits: A refundable security deposit is charged [$300 or £200]. This covers you for accidental damage and is returnable in the event of no damages. The security deposit will be held until the management company has reported back the vacated condition of the villa (a maximum of 7 days). In the event that damages have occurred, advice will be sent via e-mail to the departed guest and a receipted invoice issued detailing any charges made to the security deposit.
Liability: You are advised that you are occupying a private villa and therefore are responsible for your own safety in respect of any loss, personal accidents or damages sustained by you or any members of your party during your stay. It is the responsibility all guests to ensure that they have adequate holiday insurance to cover personal injury/ accidents /damage/cancellation. No claims whatsoever will be accepted by the owners of the property or their representatives. The owner or their representatives accept no liability for loss of mains services or failure of appliances or of any actions taken in the vicinity of the property by any authority or third party persons beyond their control.
Safety: Guests using the pool or its surrounding areas do so at their own risk. Children are required to be supervised at all times when using the pool or on the pool deck area. The owners their servants or agents will accept no responsibility for any loss or personal injury incurred from using the pool or its surrounding areas. Occupancy: To ensure compliance with Florida state law, only the persons named on the booking form may occupy the accommodation. The owner or representative must be advised of any change to the party prior to their arrival, any deviation without permission could result in eviction from the property.
Access: The client is to allow the owner their agents the right to enter the property to carry out any maintenance. Arrival/Departure: Clients may gain access to the property after 16:00 on the day of arrival and the property must be vacated by 10:00 on the day of departure, unless otherwise arranged and agreed. Trash Guests are responsible for putting out the trash on the days advised via signage in the villa. Any excessive trash left by the guest will be removed with a charge of $35.00 being levied to the departing guest. The above terms and conditions will be deemed to have been accepted on confirmation of booking.
